| The newsletter is a good way to communicate with our clients about the lake area, lake area real estate values and current events. In addition, we try to keep our clients informed of the real estate stats in the newsletter so they can see what direction real estate values are going and to spot any trends that may be developing. The reason I am struggling with this newsletter is the 2008 stats on the following pages IS NOT A REFLECTION OF CURRENT MARKET ACTIVITY. Our auction relationship with Cates Auction and Realty has really taken off. This is an opportunity for sellers to move their property in about 45 days and capture the equity in their property. Many people still think that an auction is for distressed properties, that is not true! Regardless of the motivation of the seller, when a property goes to auction the property will sell at current market value. Buyers will always determine the value of a property either by real estate sales contract or auction. Remember, with an auction there are no contingencies, no financing issues to deal with or inspections. December 20th, we had our first auction with Cates. Now I was concerned with how many people will show for the preview events (open house) and how many people will show for a real estate auction just before Christmas. Well my concerns were nothing to worry about. There were 2 preview events, each for 2 hours, a total of 12 groups toured the property. Now on auction day, the bidders were elbow to elbow.
